• Internal and external walls are made from light weight steel. The walls are easily washed (hosed) on the outside and wiped down on the inside.
• Highly insulated from outside heat and cold. Well insulated to retain inside heating and cooling.
• Well-sealed to prevent dust ingress.
• Fire resistant – The walls and roof are made from steel sheets with a non-flammable internal core. The floor is made from MGO board and the structure is made from galvanized steel.
• It’s possible to re-locate the house with little fuss. Just disconnect services, remove the kitchen cabinets and partition walls then fold it up and crane onto a truck.
• Thermal: Great thermal properties with the Styrofoam walls and roofing. When an air-conditioner is used, the heat or cooling is well retained keeping power bills low.
• Fully termite proof: an all steel structure, with floor beams and joists being galvanized steel, All walls are made from sandwich panels which have a thin sheet metal outer and inner layer and a Styrofoam inner core. Flooring structure is MGO board.
• Rodent and pest resistant: Walls, floor and roof do not have a cavity, all but eliminating pest habitats.
• High quality floating floor provided for lying over the top of the structural floor.

Just purchased a 8 x 20 tiny house today that needs finishing touches and a source of heat. We are off grid so propane is our best option. Tell me what you have, what you like and dislike about it, and anything else you think we should know as we look at our options. Thanks in advance!
Hi, all. The Cohoes city planning board gave the nod to its first tiny house -- mine! The planner helped me craft the proposal: a "vertical mixed use" project that wouldnt require a zone variance, but rather a special use permit, which is easier. The land is an awkward infill lot that's been off the tax rolls. Non buildable because the open part is "landlocked" behind other houses, with a too narrow lot reaching the street. My proposal puts the THOW in the back with a deck, a small shed and a low privacy fence separating it from the front which I'm turning into a public reading library, with a small free library, benches and plantings. With their approval. The Land Bank holding the property for sale will go through its process of selling me the land -- for $600!!!! -- and we're off to the races. Okay. It's a slog of a process, at least 3 more mo ths, but we flew, in two meetings, over the only real hurdle!

Look at this wall paper....it was under 3 layers of wall and panel. This 288 sq ft tiny house is located in Oceanside Ca . We are on the beach! It was built 1928 and fun fact is the materials used was chicken coop taken from Camp Pendleton Marine base. Also it was the first HOA known in California in 1957.

Hello Tinys!
My husband bought this little 288 sq ft GEM 🏠 built in 1928 back on 4/1/2019 and had it rented for that entire summer 🏖️. He quarantined in it during COVID when the beaches were closed. We have been renovating 🚧 it since 1/4/21. Down to the studs! I will share our crazy adventures on here. Keep posted for more to come. 😀
